Design Approach
We work according to a clear process to ensure the success of every project. This process manages aspects of our service, from pre design to contract documentation.
Pre Design
Through discussion, client or user needs and requirements are determined, and this information compiled into a clear and coherent brief. This allows the clients requirements to be clearly stated and understood by all parties involved. This brief is then evaluated to ensure that it thoroughly covers all client needs and that all these requirements are realistically achievable within the client's budget.
Schematic Design
Once the brief has been agreed upon, a study of all the proposed uses is undertaken, in order to determine the appropriate relationship and proximity between spaces. An analysis of the site is also conducted and the advantages, disadvantages, benefits and limitations of the site understood. Concept site designs are created at this stage, based upon these studies, and show schematic block designs of all buildings. Cost estimates can then be obtained to ensure that the project is travelling according to budget. Frequent client and user feedback is sought to ensure that the schematic design meets their needs and expectations.
Design Development
Having established a Schematic Design and obtained client approval, the design of the buildings is developed to greater detail. This process of design involves structural and services engineering concepts, materials selections, architectural details and requires consultation with the quantity surveyor to ensure the design remains within budget, and the client to ensure their satisfaction at all stages. A more detailed proposal is then presented on completion of this stage for client approval.
Contract Documentation
The client's endorsement of the detailed design allows the project to move to the next phase: contract documentation, construction details, and specifications. The project is documented to a level of detail that ensures clarity for the builder, to enable accurate pricing of the project and eliminate possible confusion during the building process. |
